Cubo Local provides professional management and operation of short‑term rental properties on behalf of property owners. Our services may include property preparation, guest communication, cleaning, check‑in/out management, and digital administration.

2. Scope of Services

Cubo Local agrees to provide the services contracted by each property owner, which may include, but are not limited to:

  • Listing creation and optimization
  • Pricing management
  • Guest communication and support
  • Check‑in and check‑out coordination
  • Cleaning and maintenance management
  • Handling reservations through partnered platforms
  • Reporting and financial statements

Service details may vary by contract. Any service not explicitly included will be subject to an additional agreement.

3. Obligations of the Property Owner

The property owner agrees to:

  • Provide truthful and up‑to‑date information about the property
  • Ensure the property complies with local laws and licensing requirements
  • Maintain property insurance appropriate for short‑term rentals
  • Notify Cubo Local of any relevant property changes or issues
  • Grant Cubo Local the necessary access to the property to perform management duties

The owner is responsible for all structural, electrical, plumbing, or safety‑related issues of the property.

4. Obligations of Cubo Local

Cubo Local commits to:

  • Manage the property with professionalism and diligence
  • Ensure accurate representation of the property in online listings
  • Provide support to guests throughout their stay
  • Coordinate cleaning and maintenance services
  • Handle communication, booking management, and guest check‑in/out
  • Collect and report financial data related to rental activity

Cubo Local is not responsible for damages caused by guests unless covered by platform protection programs.

5. Fees and Payments

Management fees, cleaning costs, and any other service‑related charges will be detailed in the management contract signed with each property owner.

Payment terms include:

  • Monthly or periodic statements
  • Transparent reporting of revenue and expenses
  • Deduction of Cubo Local service fees before payments to the owner

Additional services may incur separate fees.

6. Guest Policies

Guests staying in properties managed by Cubo Local must comply with:

  • House rules displayed in the listing or provided at check‑in
  • Local laws and regulations
  • Noise, safety, and occupancy limits

Cubo Local reserves the right to refuse check‑in or cancel a reservation if guests fail to comply.

7. Liability

Cubo Local is not liable for:

  • Loss or damage caused by guests unless covered by insurance
  • Delays or service failures resulting from external factors (e.g., utilities, platform outages, extreme weather)
  • Revenue fluctuations caused by market conditions

Property owners remain responsible for ensuring their property meets safety regulations.

8. Intellectual Property

All content on the Cubo Local website—including text, images, branding, and digital materials—is the property of Cubo Local and may not be copied or used without written permission.

9. Data Protection & Privacy

Cubo Local processes personal data in compliance with applicable privacy laws, including GDPR.
We collect only the information necessary to provide our services, and all data is handled securely.

10. Termination of Services

Either party may terminate the management contract according to the notice period stated in the agreement.
Upon termination, Cubo Local will:

  • Remove listings from booking platforms
  • Finalize pending reservations and payments
  • Return any property-related materials belonging to the owner

11. Governing Law

These Terms and Conditions are governed by the laws applicable in Portugal.
Any disputes shall be resolved in the competent courts of the property’s location, unless otherwise agreed.
